National Peening had been looking for a high-bay warehouse close to the freeways but had a tight budget for the project. After several tours and several RFP's to local landlords we narrowed our search to include the Corbin Drive facility. The Landlord was willing to work with the tenant and be creative. The property needed 9 months of build-out and the relocation of special equipment for National Peening. Green Bridge associates helped negotiate a long term lease that helped the tenant expand into the space and the landlord was able to amortize the Tenant Improvements over the term of the lease.

A 37,000 Sq.Ft. Manufacturing space was leased to Kenton Products in July 2013. Green Bridge associates represented the landlord in the lease. Kenton Products is a startup company looking to reduce the amount of material going to the landfills from phone cable recycling. They came to us through a lead that we followed up on and were able to offer a flexible lease arrangement that allowed the landlord to do tenant improvements over a period of time while Kenton did their plant set-up. The warehouse has an additional 400,000 Sq.Ft. space with an option to expand.

The landlord had flexible lease terms and allowed the tenant to expand during the term of their lease and pay for the expansion space when they needed it.

40,000 Sq. Ft. Commercial property on 1.88 acres sold in June 2013. Green Bridge Real Estate represented the Buyer in the transaction. Green Bridge was involved with communicating with the seller and title agency to achieve a timely closing with a satisfied buyer. Trionetics had leased space from their previous landlord with the understanding that they could purchase the property at a later date (purchase option). Once Trionetics understood how that leased property was constructed and the downsides of owning that space they decided to look at other properties in their current market. We had a tight target market to consider, about a 5 mile radius. They had looked for years but never found the right property in the target price range. Green Bridge persistently keep abreast of the new to market listings and properties that had been on the market for long periods of time to see if any deals could be located. We found one such building that had been listed with several brokers over the years. We eventually reached a satisfactory purchase price for both parties and closed on the property.

A 22,704 Sq. Ft of Commercial property on 4 acres was sold June 2013. Green Bridge Real Estate represented Fabricating Solutions, Inc. the buyer in the sale. The total purchase price was $626,000. Fabricating Solutions had leased the space with the option to purchase. This type of lease with an option to purchase allowed the tenant to get his equipment relocated to the site and to begin producing products quickly. This allowed the company to show positive cash to the lenders. Once the cash flow situation was satisfactory to the lenders looking at the finance package they could underwrite the purchase of the building and not slow down on the production management of the business. This scenario was beneficial to Fabricating Solutions and the landlord/seller that received cash flow prior to the sale.

Green Bridge Real Estate represented the Tenant in the Lease Transaction. The prospective tenant had noticed our marketing program and was looking for an affordable space he could move into quickly. Extreme Green Recycling contacted Green Bridge Real Estate through our LoopNet listing service on one of our listings. The particular property did not have what they were looking for but they appreciated our ability to listen to their needs. We responded with a few suggestions about the market area. We met to review available properties and set a property tour. We found a warehouse that was available at a competitive rate and had room for expansion. Extreme Green was grateful for our persistence and advice they received during their search for Commercial Real Estate.

A 19,200 Sq. Ft. Flex space leased in February 2013. A Sixty (60) month lease agreement was signed by the tenant, Johnstone Supply. Green Bridge Real Estate represented Johnstone in this transaction. Johnstone was looking to reduce their expenses on utilities and reduce their warehouse inventory and was looking for another warehouse/showroom to purchase or lease. We had several meetings to identify their needs and wants. We developed a tour to view potential properties. The first round of properties did not satisfy them but we kept talking about what was important and kept looking at different options. Eventually we came back to a property we liked in the beginning of the search and found that the landlord was willing to give rent abatement and tenant improvements that allowed Johnstone to make the move in a cost effective manner.

We were keeping in touch with a past client when they asked if we could find some overflow warehouse space in the neighborhood. We researched and drove the marketplace to identify potential properties. We set up a tour of 5 potential and toured the next week. None of them were suited their needs and we were asked to keep looking. We knocked on the door to a building that was not currently on the market and asked if any space was available. The owner had some space he wasn't utilizing very well and the current storage tenants weren't paying market rates. We helped create a space plan to make the building more rentable for the Landlord and created a 10,000 sq.ft. space for our client. Both the landlord and tenant were satisfied with the results.

Industrial Building. Green Bridge Associates Represented Buyer in the Sale of 5,600 Sq.Ft. in November 2012. The Property Sold and Transferred for a Total Purchase Price of $157,500 or $28 per Sq.Ft. We had an existing relationship with the tenant at 9627 Clinton Road and were approached to help him purchase the building he was currently leasing. We approached the owner's broker and made them aware of our intent to purchase the leased premises. We researched the market and gave our client current market comparables and market analysis to generate a competitive purchase price. We had a group of contractors visit the property to determine what it would cost to renovate the property and fix the violations. We recommended an attorney to draft the purchase and sale agreement and submitted our offer. After some negotiation on the initial terms and total purchase price, all parties agreed upon the final purchase agreement and proceeded to the due diligence phase. We stayed in contact with the buyer and helped with the survey issues, property inspections and environmental issues. We were involved with communicating with the seller's broker and the title agency to achieve a timely closing with a satisfied buyer.

By networking with other owners in the contracting business we were given a lead to identify a flex space for a contractor in the Brecksville/Broadview Heights market. We researched and drove the market identifying potential properties. We also contacted the local brokers to see what was available. We identified one property that was not yet listed because the tenant had not yet vacated the property. We toured 6 properties in the market and finally selected this space that was not listed on the market. The Tenant was flexible in their timing so it worked out for both the landlord and tenant.

This Industrial Building Sold in July 2012 for $200,000. Green Bridge Associates Represented the Buyer in the Transaction. The Buyer was looking to expand his Business inventory and had run out of room at his current facility. A meeting was established to identify the target area and desired attributes of a potential property. Green Bridge then researched the market by driving the target area and contacting the brokerage community to let the brokers know we had an active buyer looking to make a purchase in the next 90 days. We scheduled a property tour of the top four properties and visited each one with a property attributes check list. Once we identified the best property, we set up a meeting between the seller and buyer and came up with a creative owner financing program to close the property in 45 days. Both the seller and buyer were extremely satisfied with the results Green Bridge provided.

A 4,553 Sq. Ft. of warehouse and related space was leased on February 2013. A Thirty Six (36) month lease agreement was signed to The Beard Group. Green Bridge Real Estate represented the Landlord in this transaction. The Beard Group had been looking to cut the driving time of their employees down. We identified where the majority of their workers were traveling from the Heights area. The perimeter around the target market placed many of the potential warehouses outside of the target driving distance. The other warehouses that were within the target area were either too small, too large or expensive for what was available. After several tours and discussing the market realities we came up with a particular property that needed some improvements that the landlord was unwilling to perform. A Letter of Intent was crafted to explain how the Beard Group would take care of the demolition and renovation of the space and protect the long term lease value of the space for the tenant and the landlord. This lease proposal benefited the tenant by saving driving/labor hours for the business and the landlord saved on the cash output and created cash flow for a previously undesirable space.

The property will be used for their new warehouse and service facility. Green Bridge Real Estate owner, John Wagner, represented the seller, M & H Investment Co. in the sale. Brand Used Tires had to obtain the approval of the neighborhood and city council to obtain a variance for their business use. Green Bridge and the seller worked with the local Kamm's Corner Community development corporation (CDC) and local councilmen to garner support. They attended several community meetings and council hearings to get the buyers vision supported by everyone. The city process took months of planning and meetings but ultimately the city granted the variance and they were able to close on the sale.

Approximately 10,000 sq.ft. of Industrial space was leased to Heat Transfer Specialists for their Commercial HVAC Service business in June 2015. Heat Transfer has been a long time client of John Wagner; he had been working over the years to find a building they could eventually own. He searched the target market for many months looking for the right opportunity and found one favorite but the initial offers here not acceptable to the owner. He continued to search the market for other opportunities and continued to follow up with the listing broker of Heat Transfer Specialists favorite property about the status of the listing and continued to express interest. John ultimately made another competitive proposal on behalf of his client and started negotiating the terms of a lease with an option to buy. They eventually came to terms and began the move to Heat Transfer's favorite property with a plan to own the building in the future.

The building started to have an increase in traffic as buildings in this size range here becoming scarce in Lake County. An approximate 19,200 sq.ft. Industrial warehouse was leased to Pro-Nine Co. in October, 2014 for their collegiate baseball equipment distribution business. Pro-Nine Co. was founded in California and the local owner brought the operations to Cleveland, Ohio and wanted to establish a warehouse location that they could grow into over the years. John Wagner of Green Bridge Real Estate was able to locate a property with a flexible landlord that would work with the tenant as their warehousing needs changed over the term of the lease. Pro-nine was able to gradually move the California warehouse to Cleveland and started increasing the warehouse inventory to meet the demands of their customers while paying for the warehouse space they here using till the move was complete. That flexibility allowed both the landlord and tenant to grow together and made the move less stressful.

The Former TRW Engine Valve Plant on 31 acres, located near the intersection of East 185th Street and Cochran Road was built in 1942 and was added onto over the next 20 years. The total building size at the time of sale was 700,000 sq.ft. Clear Heights for the Industrial facility ranged from 14 ft to 24 ft. The property boasted 1,300 parking spaces, additional acreage for expansion or outdoor storage, Two 5 Ton cranes and a 2 story office building.

The new ownership plans on making improvements to the vacant space to eventually secure additional tenants.

The former Leisy Brewing Company building was sold in August 2014 for $125,000.00 or $1.38 per Sq.Ft. Green Bridge Real Estate partner, John Wagner represented the seller in the sale. The former Brewing facility was approximately 90,000 Sq.Ft. on 5 floors. The all brick building that once was the home to one of Cleveland's largest breweries, Leisy Brewing Co. stopped brewing beer in the 1940's and the property eventually became a display company warehouse and production facility for some of Cleveland's largest companies. Eventually, when the Display Company needed additional space they moved out and donated the property to a Non-Profit group. The property fell into disrepair and vandal gangs made it their hang-out. All the utilities had been stripped out and windows were boarded up.

The property had a large highway billboard on site with commercially viable leases in place with options to extend for many years. The cash flow was attractive to the owner of the property. Our Seller was not interested in the bricks and mortar of the brewery building. That's when Green Bridge was engaged to create a marketing program for the building but keep the billboard in place for the seller. Green Bridge had large banners and signs erected on the sides of this well seen building facing all roads including the well-traveled I-90 corridor. We marketed the property on Loopnet, Xceligent, Co-Star and other listing sites. The property was one of the top ten viewed sites on Loopnet and generated numerous e-mail and phone calls every week. Several months of showings and multiple investors toured the property over that time period. Green Bridge associates negotiated with a group that was not interested in the billboard and wanted to focus on the Bricks and Mortar to develop a multi-use facility and turn part of the brewery back to its intended use. The former property owner was able to keep the billboard income and allow the building to be redeveloped.

Green Bridge associates provided market research to 911 Restoration on the available properties in the market that could accommodate their specific use. Within 60 days of the initial property tour, the Tenant was moving into their new space.

Several Commercial buildings totaling 8,400 Sq.Ft. of space sold for $217,500 or $25.89 per Sq.Ft. in December 2013. The Hamilton properties had languished on the market for some time listed with other National brokerage firms. Green Bridge Real Estate was the fourth broker to represent the ownership in the sale. Green Bridge associates completed accurate market research and reported our findings to the owner. Using this information, Green Bridge correctly positioned the property to be sold quickly. The property was marketed for two months before a buyer was located. Clearview Cleaning Contractors was looking for space to expand in the neighborhood. They were familiar with the property but noticed the price was more in-line with the market and submitted their offer and subsequently closed in December 2013.
